Applications for Planning Permission and Building Regulations Approval can involve considerable work depending on the complexity of the scheme. You might need to consider the services of a professional architect.

Small schemes could probably be dealt with by building draft persons/firms that specialise with these matters.

Architects will provide advice on best options with regards to meeting your requirements within the constraints of the position of your property. They will have made them themselves aware of the planning policies of a particular Authority ensuring a “right first time” planning application. A contract with the architect could extend to include Building Regulations process.

Having obtained all necessary approvals the option exists for your architect to obtain building prices or you may approach builders yourself.

It is in good practice to obtain at least 3 quotes before accepting, and to enter into a written contract.
